EU residency in one of the world's most desirable countries — through real estate investment or passive income, with full Schengen travel rights.
Programme Overview
Spain offers two primary residency pathways for non-EU nationals: the investor visa (commonly referred to as the Spanish Golden Visa) for capital-based applicants, and the Non-Lucrative Visa (NLV) for those with sufficient passive or investment income who wish to reside in Spain without working locally.
The investor visa route grants a two-year initial residence permit, renewable in five-year increments, through qualifying investment in real estate, Spanish company shares, government bonds, or business projects of general interest. There is no minimum stay requirement under the investor visa.
Spain is consistently ranked among the top destinations in the world for quality of life, and its immigration framework provides a clear and well-regulated pathway towards long-term EU residency.

Free Eligibility AssessmentWhy Choose This Programme
Investor visa holders are not required to reside in Spain, giving internationally mobile applicants full flexibility to maintain their existing lifestyle.
Both the investor visa and NLV provide Schengen travel rights, enabling visa-free movement across 27 European countries.
Spouse and dependent children can be included in the same application. Parents who are financially dependent may also qualify.
After ten years of legal residency, most nationalities can apply for Spanish nationality. Latin American and certain other nationalities qualify after just two years.
Beyond real estate, qualifying investments include Spanish government bonds, shares in Spanish companies, and deposits with Spanish financial institutions.
Spain offers outstanding climate, culture, cuisine, healthcare, and education — consistently attracting international residents and retirees.

Common Questions
At the time of writing, Spain has proposed phasing out the residential real estate route. The current status may have changed. We strongly advise contacting us for the latest programme information before proceeding.
Yes. The Spanish investor visa permits the holder to work in Spain, unlike the Non-Lucrative Visa which prohibits working for a Spanish employer.
The investor visa requires a capital investment and allows you to maintain residency without living in Spain. The NLV is income-based, does not require capital investment, but requires you to actually live in Spain for at least 183 days per year.
Nationals of most Latin American countries, the Philippines, Equatorial Guinea, and Portugal can apply for Spanish nationality after just two years of legal residency — significantly shorter than the standard ten-year period.
Yes. Both the investor visa and NLV require valid private health insurance that covers all medical contingencies in Spain. We advise on accepted policy types at the outset.
